Three Flags is a  61,754 square foot (51,372 rentable) mixed-use property located in St. Charles, MO.  The property sits at the I-70 / 5th Street interchange, the most-trafficked entry to historic St. Charles, with approximately 160,000 vehicles per day on I-70. It’s surrounded by the area’s largest demand generators — Ameristar Casino (5.5M annual visitors!), Bass Pro Shops, the Streets of St. Charles, the Convention Center, SSM Health St. Joseph Hospital, and historic downtown St. Charles. Acquired for $5.8 million ($121/SF) alongside 28 limited partner investors, our strategy is to generate long-term, tax-efficient cash flow by maintaining the current strong occupancy with good tenants, gradually pushing rents to market rates.

Acquired for $4.2 million ($210/SF) with limited partner equity from 22 investors, the Shoppes are located in the heart of the fastest growing county in Missouri, as evidenced by 4,700+ homes under construction or recently completed within a 5-mile radius, the strategy is to optimize cash flow and hold for the long term to take advantage of the increased demand from the residential population growth in the immediate area.
